Hanover-Based ArundelPreserve Boasts Several Amenities for Homebuyers

Tucked away, minutes off the
Baltimore-Washington Parkway, in
Anne Arundel County, an easy commute
from Baltimore, Washington,
D.C., and Annapolis, The Enclave at
ArundelPreserve, a beautiful new Toll
Brothers community, has been drawing rave
reviews from homebuyers and visitors alike,
ever since the well-known national home
builder opened the doors to two models in
2007.
Today, midway through its first phase,
about 75 to 80 homeowners already enjoy the
Hanover community's gorgeous streetscapes,
inviting cul de sacs, and lush forested setting.
When complete, explains Nate Beidle, project
manager, ArundelPreserve will feature 390 luxurious
townhomes and 47 single-family homes,
sited in a gem-like setting, boasting such
amenities as an outdoor swimming pool, kiddie
pool, playground with tot lot, community
clubhouse, basketball and tennis courts, and a
walking trail.
There's everything to like about
ArundelPreserve for first-time homebuyers,
move-up buyers, downsizers, and
empty-nesters – many are drawn because
of the community's close proximity to Ft.
Meade, NSA, Northrop Grumman, and
other nearby Department of Defense and
military installations.
There's great value (the townhomes are
priced in the upper $300s and low $400s,
while single-family home base pricing
ranges from the upper $500s to the mid-
$600s), great selection, with a broad choice
of options and upgrades, and, for sure,
there's the location.
Location. Location. Location.
"For the majority of people buying here,"
says Beidle, "it's all about location. Our
homeowners can get into Baltimore in 15
minutes, to Annapolis in 20 minutes, and D.C. in
30 minutes; plus, they are just minutes away
from BWI and the Amtrak, as well as MARC
train's Dorsey Station."
Mere blocks away, there's shopping
galore, with Arundel Mills mall, big box stores,
and restaurants. Also close by are public
and private schools, excellent medical facilities,
places of worship, and a broad offering
of professional services. There's also thriving
Hanover's eclectic mix of small shops and
antique stores.
"People [coming here] say they feel like
they are coming into a park," says Robyn
Walters, community sales manager. "It's like
we are in our own little enclave."
Small wonder. The planned community,
carved out of woodland and surrounded by
forest conservation area, features mature
trees, eye-pleasing streetscapes, and handsome
brick-fronted homes with HardiPlank
exterior siding and trim accented by earthtone
hues.
"It's intimate, appealing with its relaxed
country living atmosphere, and has that real
community feel," says Walters.
ArundelPreserve – The Enclave
Toll Brothers' townhome community,
called ArundelPreserve – The Enclave, features
three generously-sized, three-level, two-car
garage executive townhome models,
delivering great value and quality.
All of the three-bedroom, 2 1/2-bath townhomes
are grouped togethe, in units at four,
five, and six per building, explains Beidle,
noting the standard footprint is 40 feet deep
and either 24 feet wide (end home) or 22 feet
wide (interior homes). That translates into
about 2,400 square feet for end models and
2,200 square feet for the interior models.
All have three finished levels with similar
floor plans, explains Beidle, and many models
offer an optional loft level. The first level
includes the garage and a finished rec room,
the second/main level includes the living
room, dining room, family room, and eat-in
kitchen, and the third level features a master
bedroom, two bedrooms, and a generously-sized laundry, with full-size washer and dryer.
"If you add a loft and the grand master
suite addition to a front-entry garage townhome,
square footage jumps to about 3,100
square feet," says Walters. "A Bethesda with
loft is going to be between 2,600 square feet
and 2,700 square feet."
"There's a powder room on the first floor,
and then you have a private master bath,"
says Beidle, "and you also have a full hall
bath for the two remaining bedrooms. Some
homebuyers also add either a full- or half-bath
in the rec room, or on the fourth level, if
they have a loft."
Also standard, all townhomes have a two-car
garage (most are rear-entry) and a deck
(plus patio for front-entry townhomes). For
those wanting to bring the outdoors in, just
about every house has two-to-four windows
across the front, a transom over the front
door, and a slider patio door off the kitchen.
Inside, the townhomes, which live and
feel like single-family homes, feature large
open floor plans and such standard features
as ceramic tile in the bathrooms, hardwood
in the foyer, crown moldings and chair rails in
the living and dining rooms, and 9-foot ceilings
on the first and second floor.
Also standard is dual-zone heating and air
conditioning, which features a separate air
conditioning unit and natural gas cooking
and heating on the main living level and a
heat pump serving the upstairs level.
In addition to a two-car garage, which
offers all-weather access to the home's interior,
driveway and street parking accommodate
overflow situations. (All of the townhomes, of
course, also offer main-level access.)
Major upgrades include a three-story
sunroom addition, loft, and bedroom additions,
says Walters, who adds, "Almost
everyone purchases the estate package,
which is going to give them pretty well a fully-loaded
house at a truly exceptional price."
Those package upgrades include hardwood
throughout the main level, granite, a
gourmet kitchen, gas fireplace, and more. Also,
helping buyers fully personalize their new
homes, Toll Brothers' beautiful design studio is
just 10 to 15 minutes away, allowing buyers to
sit down with their own designer a couple of
times, to create that special look and feel.
Toll Brothers also offers in-house financing
through TBI Mortgage, its subsidiary.
Presently, says Beidle, two buildings are
under construction, and there is a chance at
least one townhome may be ready for a
December delivery. But generally contracts
are not taken and construction started unless
a certain number of homes are under contract.
ArundelPreserve – The Glen
ArundelPreserve – The Glen features a
Toll Brothers' collection of single-family
homes, with such outstanding features as
two-story foyers, gourmet kitchens, inviting
family rooms with windows, two-car garages,
brick fronts, cathedral ceilings, and elegant
master suites. A first smaller phase has just
about sold out, and the start of a second
phase is more than a year away.
Situated on quarter-acre home sites,
these time-tested luxury home designs feature
approximately 2,600-3,000 square feet,
two-car garages, and three or four (or more)
bedrooms.
"Our single-family homes offer more
upgrades as standard," says Beidle, noting
that five plans are offered. "For example,
granite in the kitchen, a double wall oven,
and hardwood in both the foyer and kitchen."
For now, although Toll Brothers is offering
a finished lower level as part of the standard
home, choices are limited to one remaining
home site in its current phase. The second
phase, which will feature single-family
homes near the clubhouse and pool, has yet
to enter the contract phase, but promises to
sell out as quickly as the current one.
